Hunt Midwest Development Team Breaks Ground on Downtown Overland Park Mixed-Use Project

The Vue will include luxury apartments, retail, high-end amenities and structured parking

OVERLAND PARK, KS – April 4, 2017 – Hunt Midwest and its project partners celebrated the official construction kickoff for The Vue mixed-use luxury apartment community at a groundbreaking ceremony on Tuesday, April 4. Located on 2.5 acres at 80th and Marty streets in the heart of Downtown Overland Park, the $49 million project will include 219 apartments above 10,000 square feet of ground-floor retail, high-end amenities and secure access to an attached, multi-level parking garage.

“Hunt Midwest wanted to create an urban living concept that offers chic finishes and conveniences that ‘renters by choice’ desire, while giving special attention to the building’s exterior, ensuring the design reflects the charming character and architectural style of Downtown Overland Park. The Vue’s centralized location within the area will allow residents a quick and safe walk to surrounding attractions including the Matt Ross Community Center, downtown Farmer’s Market, historic Rio Theater and newly designated Downtown Arts District,” Hunt Midwest President and CEO Ora Reynolds said.

Hunt Midwest’s development team includes: McPherson Contractors, general construction; Hoefer Wysocki Architecture, architecture and design; Olsson & Associates, engineering services; Bank Midwest, financing; and Greystar, leasing and property management.

In addition to the development team, Reynolds gives the City of Overland Park credit for its role in helping Hunt Midwest’s vision for The Vue come to fruition.

“As a key stakeholder in the project, City of Overland Park councilmembers and staff have provided insightful feedback on the building’s design and features, ensuring The Vue will meet the needs of the community and perpetuate its goals of providing high-quality housing options within the downtown area.” The Vue adds momentum to Downtown Overland Park’s popularity as a place to live, work and play, according to Overland Park Mayor Carl Gerlach.

“This project repurposes a previously underutilized site that will attract hundreds of new residents and patrons to support surrounding businesses. While in the early stages of construction, we’re already seeing interest in The Vue – from Millennials to Baby Boomers—that is adding to the community’s excitement in historic Downtown Overland Park,” Gerlach said.

The Vue’s amenities were designed to provide residents with opportunities for entertainment, relaxation and enjoyment year-round. Outdoor features include a resort-style pool and poolside bar, lush landscaping, comfortable lounge seating, grilling areas, covered bicycle parking and stunning views of the city from the rooftop deck. Inside, residents can take advantage of high-speed WIFI connectivity, coffee lounge, game room, media room, fitness center, and spacious clubhouse with separate space for private events and meetings. Retail tenants will be carefully selected with special consideration given to those who will enhance the experience of residents for The Vue and Downtown Overland Park visitors alike.

“The environment of apartment living has changed dramatically over recent years where the building has become much more of a community within a community. Residents want to feel connected to their neighbors and have the opportunity to interact and engage with each other. The Vue portrays experiences through multiple types of interactions, delivered in spaces that accommodate a wide range of needs,” said Rob Welker, Hoefer Wysocki president and partner.

McPherson Contractors Inc. is providing general construction services for The Vue and anticipates construction to be complete in late 2018.

“McPherson is proud to be part of an iconic project that will play a key role in Overland Park’s downtown redevelopment efforts,” said Matt McPherson, president of McPherson Contractors Inc. “The entire Hunt Midwest development team and our subcontractors have been wonderful to work with, and we are committed to successfully turning this awesome concept into reality.”

The Vue blends Hunt Midwest’s experience in luxury multifamily development with its award-winning infill redevelopment expertise, according to Brenner Holland, Hunt Midwest vice president of residential development.

“A rewarding aspect of the project involved making sure its design fit in with the existing style and vibe of Downtown Overland Park while adding fresh and innovative features,” Holland said. “This is a high-visibility location, so we really wanted to create an eye-catching addition to the heart of the city that enhanced revitalization while bringing new residents into downtown.”
