Hunt Midwest begins spec construction on 775,000 square feet at Simpsonville 64 Logistics Park

Simpsonville, KY — May 27, 2025 — Kansas City-based real estate development company Hunt Midwest has started construction on the first two buildings at Simpsonville 64 Logistics Park, which will bring 775,000 total square feet of new Class A industrial space to the highly desirable and supply-constrained Louisville market.
The speculative-to-suit construction represents the first development at the 275-acre Simpsonville 64 Logistics Park that will support up to 3.3 million total square feet of commercial and industrial space with direct access to Interstate 64 at Exit 28 in Shelby County.
Building I will be a 270,400-square-foot, rear-load building and Building II will be a 504,440-square-foot, cross-dock facility. Infrastructure improvements on the initial 69 acres of the site began this spring, with Building II scheduled for completion in Q1 2026 and Building I expected to be complete about 30 days later. Both are available for lease immediately.
Simpsonville 64 Logistics Park’s advantageous location between Interstates 65 and 75 puts the park within a day’s drive of 50 percent of the U.S. population and provides convenient access to the nearby UPS Worldport, FedEx Ground, and Amazon Air Hub facilities for fast, efficient access to the rest of the country.

Simpsonville 64 Logistics Park also is centrally located near the Ford Kentucky Truck Plant, Ford Louisville Assembly Plant, and GE Appliance Park in Louisville and Toyota’s Georgetown Assembly Plant. The automakers have announced more than $2 billion total investment in the Ford Kentucky Truck Plant and Toyota’s Georgetown Assembly Plant to enhance those facilities for electric vehicle production and Toyota has indicated it is considering relocating a significant portion of RAV-4 production to Georgetown now that it is the top-selling vehicle in the U.S.
Simpsonville 64 also finds itself in the heart of a large, qualified labor force with almost 570,000 workers within 30 miles of the park, more than 60% of whom live within a 25-minute drive.
The spec-to-suit Building I features 32-foot clear height, 27 dock-high doors expandable up to 64, two drive-in doors, 210 car parking spaces, and 80 tractor trailer parking spaces. Building II features 36-foot clear height, 48 dock-high doors expandable up to 117, four drive-in doors, 310 car parking spaces, and 140 tractor trailer parking spaces. Both are tilt-up concrete panel construction with a minimum of 135-foot truck courts, 60-foot speed bays at docks, ESFR fire suppression, LED lighting, and office space built to suit.
Leasing and build-to-suit options are available for industrial users of up to 1.5 million square feet, and commercial and retail opportunities are available along the frontage of Buck Creek Road.
Simpsonville 64 Logistics Park continues Hunt Midwest’s industrial development in Kentucky following the construction of Blankenbaker Logistics Center, a 322,831-square-foot industrial development on Plantside Drive in east Louisville. Piston Automotive leased the entire facility in 2021 before construction was completed.
Hunt Midwest’s partners on Simpsonville 64 Logistics Park include H2B Architects, Mindel Scott engineers, and Evans General Contractors. Leasing for the industrial projects in the park will be handled by Kevin Grove, Doug Butcher, and Alex Grove of CBRE. Leasing for the commercial properties along Highway 1848/Buck Creek Road will be led by Jody Zimmerman and John Agan with Walter Wagner Jr. Co.
