Kansas City, MO — Feb. 26, 2026 — Hunt Midwest today announced plans for a build-to-suit (BTS) joint venture with Prologis at two Hunt Midwest-owned industrial parks in Kansas City, Missouri.

Hunt Midwest’s 3,300-acre KCI 29 Logistics Park, Missouri’s largest industrial megasite under single ownership planned for up to 20 million square feet of industrial development, anchors the new partnership alongside the nearby Five Star Logistics Park, a fully entitled and build-ready logistics campus capable of supporting up to 800,000 square feet of Class A industrial space.

“This partnership is a tremendous opportunity to align Hunt Midwest’s local resources with Prologis’ global user relationships to ensure Kansas City and Missouri are competing for the most impactful logistics projects,” Hunt Midwest President & CEO Ora Reynolds said. “Together, we will build on the success at KCI 29 Logistics Park and position the region as a premier location for long-term investment.”

As a global leader in logistics real estate, Prologis brings its reach and market intelligence to connect top businesses with these two premier sites.

“Both KCI 29 Logistics Park and Five Star Logistics Park enable a customer-led approach to development that matches today’s evolving logistics needs,” said Art Makris, Global Head, Customer Led Development, Prologis. “By combining Hunt Midwest’s local expertise with Prologis’ global platform, we can deliver build-to-suit solutions that support both immediate demand and long-term growth.”

KCI 29 Logistics Park

KCI 29 Logistics Park is Missouri’s premier site for large-scale users in the manufacturing, distribution, e-commerce, and technology sectors. Strategically located at the intersection of Interstates 29 and 435 adjacent to the Kansas City International Airport, the park offers immediate access to regional and national transportation networks to give companies the ability to reach 90% of the continental U.S. within two days or less. The park also features transmission-level utilities on site, 20-year tax certainty, and approved master planned district zoning for unparalleled speed-to-market.

Partnering with Prologis will build upon the park’s early success. In its first two years, the park has attracted a Fortune 100 distribution operation and Ace Hardware’s 1.5 million-square-foot retail support center, the company’s largest in the U.S. and the largest distribution center by building footprint in Kansas City.

Five Star Logistics Park

Five Star Logistics Park offers another build-to-suit opportunity just minutes away with the same logistics advantages, ideal for a company that prefers a single-user logistics campus. The site at I-435 and North Congress Avenue can accommodate up to 800,000 square feet of Class A industrial space with unbeatable highway visibility and the flexibility to build to a company’s exact specifications.

“Hunt Midwest worked meticulously to assemble and develop KCI 29 Logistics Park and Five Star Logistics Park with best-in-class logistics advantages,” Hunt Midwest Senior Vice President Mike Bell said. “Now partnering with Prologis will help us share these opportunities worldwide to attract industry leaders seeking everything in one place.”

The new agreement also will bolster the entire Kansas City area’s reach with site selectors, brokers, industry leaders, and other clients to drive economic development in the region.

“This new venture exemplifies the scale and certainty that the Kansas City region offers companies in today’s competitive environment,” said Chris Gutierrez, president of KC SmartPort. “As a top 15 U.S. industrial market, and with the positive reception of the KCI 29 site among site selectors and multiple Fortune 500 end users, Kansas City continues to reinforce its role as a critical gateway for companies’ global supply chains.”
