Community Wholesale Tire to open build-to-suit warehouse, distribution facility in Hunt Midwest Business Center

Kansas City, MO — August 15, 2023 — Hunt Midwest has broken ground on a build-to-suit facility for Community Wholesale Tire at Hunt Midwest Business Center (HMBC), the expansive 2,500-acre industrial megasite development just east of Interstate 435 in Kansas City’s established Clay County industrial corridor.

Community Wholesale Tire, already one of the largest family owned and operated tire distributors in the Midwest, will fully occupy HMBC Logistics V, a new 203,899-square-foot facility which will increase and modernize their distribution center footprint in Kansas City.

The new location will offer Community Wholesale Tire unparalleled access to major interstates, rail, first-stop/last-stop transportation hubs, a robust local labor force, and established bus routes. It also will give the company direct access to 120 other companies doing business at HMBC and SubTropolis, the world’s largest underground business complex. Both are home to Hunt Midwest’s Automotive Alley®, where more than a dozen suppliers and upfitters work hand-in-glove with one another and Ford’s 29-acre North American Vehicle Logistics Outbound Shipping facility, just minutes from the Ford Claycomo plant.

“We’re thrilled to welcome such a longstanding, family-owned business to Hunt Midwest Business Center,” said Mike Bell, Hunt Midwest Senior Vice President for Commercial Real Estate. “It underscores that this premier location offers businesses a cost-effective solution to reach the entire Kansas City metro and beyond. Community Wholesale Tire also fits perfectly into our growing Automotive Alley as suppliers and upfitters prepare for the next generation of electric Ford Transit vehicles.”

The single-load HMBC Logistics V facility will have 32-foot minimum clear height, 60 trailer parking spaces, 190 total vehicle parking spaces, a 190-foot-deep truck court, an ESFR sprinkler system, and LED fixtures.

Construction of Logistics V is occurring alongside an extension of NE 48th Street to N Arlington Avenue, providing another direct access point from the Hunt Midwest Business Center to Interstate 435. Construction is scheduled to be completed by the end of 2023.

Community Wholesale Tire was founded nearly 90 years ago in St. Louis and has since expanded to nine states across the Midwest, serving more than 4,500 tire dealers with an extensive inventory of quality tire brands. In addition to its Kansas City facility, Community Wholesale Tire also has warehouse locations in St. Louis and Springfield, Missouri; Peoria,
Illinois; and a new 100,000-square-foot distribution center completed in January 2022 in Cedar Rapids, Iowa.

“This brand-new facility at HMBC Logistics V will provide us the additional space and versatility to better serve our customers here in Kansas City and across the region as our family operation continues to grow,” said Andy Berra, president of Community Wholesale Tire.

Community Wholesale Tire will be located directly east of HMBC Logistics IV, a 478,295-squarefoot, cross-dock industrial facility that was recently completed. Logistics IV is leased to UPS Supply Chain Solutions and JE Dunn, with a remaining 132,221 square feet available for lease.

Hunt Midwest’s partners on HMBC Logistics V included Olsson and Associates for civil engineering, H2B Architects for building design, and GPS-KC as the general contractor overseeing construction.

Hunt Midwest was represented in the agreement by CBRE’s Austin Baier and Mike Mitchelson. Space remains available at HMBC Logistics IV to lease along with additional build-to-suit opportunities throughout HMBC. For more information, CLICK HERE.
