Hunt Midwest completes construction of first 258,801 SF logistics building in Evergreen Logistics Park

Anderson County, SC — July 26, 2023 — Kansas City-based commercial real estate development company Hunt Midwest has completed construction on its first spec building at the new Evergreen Logistics Park at I-85, a 200-acre industrial park located at 1105 Scotts Bridge Road directly east of Interstate 85 in Anderson County.

Evergreen Logistics I is a 258,801-square-foot, rear-load building featuring 32-foot clear height, 26 dock positions, 32 additional knock outs expandable to 48, mechanical dock levelers with bumpers and a seal, 60-foot-deep staging bays, LED lighting, 3,000 amp/480V electrical service, an ESFR fire protection system, and spec office space. The property also features a 185-footdeep truck court with 77 trailer parking stalls and more than 200 vehicle parking spaces. The new facility is now available for immediate occupancy by users ranging from 50,000 square feet to 258,801 square feet.

Evergreen Logistics Park is a prime location for users looking to capitalize on proximity to major transportation hubs and industries. The park has immediate highway access to I-85 for two-day ground shipping to over 244 million customers and is adjacent to a major FedEx terminal, giving tenants a first-stop and last-stop provider for overnight deliveries.

The highly accessible Anderson County submarket has attracted investment from some of the world’s most advanced companies. Evergreen Logistics I is directly south of Bosch’s Anderson County campus, which produces specialized parts for BMW’s manufacturing facility in Greer just 36 miles north on I-85. Both companies announced major investments in those facilities in 2022, including $200 million to create Bosch’s first fuel cell production facility in the U.S. and $1.7 billion to prepare the BMW facilities in Greer and Woodruff to produce electric vehicles and assemble high-voltage batteries. Evergreen Logistics I also sits directly across I-85 from toolmaker Ryobi’s distribution center and North American headquarters and Techtronic Industries, which designs and manufactures cordless power tools for major tool and cleaning brands including Ryobi, Milwaukee, Dirt Devil, and Hoover. The area is also home to a Walgreen’s distribution center and production facilities for Electrolux, Michelin, Plastic Omnium, and Owens Corning.

The fully developed Evergreen Logistics Park at I-85 will support more than 1.7 million additional square feet of industrial space. Build-to-suit options are available for two cross-dock buildings ranging from 680,000 square feet to more than 1.1 million square feet.

The project is Hunt Midwest’s second industrial venture in the dynamic Greenville-Spartanburg industrial corridor after the recent completion of Fort Prince Logistics Center, a 476,280-square-foot spec project just west of Interstate 85 outside Spartanburg.

Hunt Midwest is active in multiple developments across the Upstate and Lowcountry that are expected to bring more than 4.6 million total square feet of industrial space and up to 2,000 new jobs to South Carolina’s booming logistics and distribution market.
