Standard Motor Products selects Hunt Midwest’s new Heartland Logistics Park in Shawnee to expand operations
Kansas City, MO — August 29, 2023 — Standard Motor Products, Inc. will open a new national distribution center in Hunt Midwest’s recently completed Heartland Logistics Park Building II at K-7 and 43rd Street in Shawnee, Kansas.
Standard Motor Products will lease the entire 574,732-square-foot, Class A cross-dock facility in Shawnee’s growing 43rd Street industrial corridor. The global manufacturer and distributor of premium automotive parts will relocate from Edwardsville, Kansas, to expand the company’s national distribution capacity, maintain its well-trained workforce, and modernize operations with cutting-edge technology.
Heartland Logistics Park Building II will provide the company with an additional 200,000 square feet over its current footprint and allow the company to integrate the latest technology into its operations.
The new facility is the second building in the 113-acre Heartland Logistics Park, which offers businesses a strategic location capable of reaching 282 million consumers within two-day shipping. The park is less than a half-mile from K-7, which provides access to Interstate 70, Interstate 435, and Interstate 35 within minutes. Situated directly across K-7 from an Amazon last-mile fulfillment center and two major FedEx Ground Freight hubs, the park allows tenants to have first-stop, last-stop capabilities.
“Our customers require the right part in the right place at the right time, and from Heartland Logistics Park Building II we will be able to turn around all customer orders in three days or less and overnight thousands of emergency orders daily,” said Jim Burke, Chief Operating Officer of Standard Motor Products. “We are very excited to bring this new Shawnee distribution center on line to add capacity, minimize risk, retain our well-trained existing workforce and, most importantly, better serve our customers.”
The facility’s proximity to Standard Motor Products’ current Edwardsville location also allows the company to retain its well-trained employees and managers in a community offering a variety of executive and workforce housing in close proximity to the park.
“We’re seeing more companies recognize the natural efficiencies of a central U.S. location and Heartland Logistics Park is a perfect example,” said Mike Bell, Hunt Midwest Senior Vice President for Commercial Real Estate. “Now Standard Motor Products will be able to ship its premier vehicle control parts from both its new Shawnee location and Virginia. That will allow their team to more quickly respond to customer needs nationwide and lower freight costs to the West Coast because they are literally already halfway there. Standard Motor Products also will add temperature control premier parts to Shawnee for multi-point distribution with its Lewisville, Texas, location.”
Heartland Logistics Park Building II is Hunt Midwest’s first industrial development in Kansas. It features 36-foot clear height, 190-foot-deep truck courts, and concrete tilt-up panel construction. The building includes LED light fixtures and can support additional environmentally conscious measures.
“Shawnee is pleased to welcome Standard Motor Products to our growing community,” said Ann Smith-Tate, President and CEO of the Shawnee Chamber of Commerce and Economic Development Council. “When the development of Heartland Logistics Park was envisioned, we knew it would be attractive to high quality tenants such as SMP that understand the value of its excellent national and regional location to customers, employees, housing, and other amenities. We look forward to working with SMP and its employees as they grow in Shawnee.”
The total Heartland Logistics Park acreage will support more than 1 million additional square feet of industrial space. The site offers multiple build-to-suit or spec opportunities. The current development plan includes HLP III, an 846,450-square-foot Class A cross-dock facility, and HLP IV, a 187,200-square-foot Class A rear-load building.
Hunt Midwest partnered with Renaissance Infrastructure Consulting for civil engineering, Finkle + Williams Architecture for building design, and Brinkmann Constructors as the general contractor overseeing construction of Heartland Logistics Park Building II.
Newmark Zimmer’s Louis Pascuzzi and Mark Long represented Standard Motor Products in the transaction. Leasing on the park is being handled by Ed Elder and John Stafford of Colliers.
