Hunt Midwest, LANE4 to begin construction on The Hudson multifamily community in Kansas City, Kansas

Kansas City, KS — March 22, 2023 — Hunt Midwest and LANE4 Property Group will begin construction in late March on The Hudson multifamily development adjacent to The University of Kansas Health System campus on the corner of 36th Street and Rainbow Boulevard in Kansas City, Kansas. The community will be built in partnership with KU Endowment.

The Hudson, a 228-unit luxury apartment community, will bring high-quality housing and first-class amenities to the Rosedale neighborhood. The new residential inventory will support the thousands of professionals working in and around the campus and others who love the convenient location in the heart of the Kansas City metro.

Future residents will have easy access to the city’s highway network and the ability to easily walk or bike to popular 39th Street and Rosedale businesses and restaurants. Downtown Kansas City, the Crossroads Arts District, the Country Club Plaza, and much of Johnson County are just 10 minutes away by car.

“This infill redevelopment will create a vibrant new community in the heart of the historic Rosedale neighborhood and help spark additional investment in the area,” said Ora Reynolds, Hunt Midwest president and CEO. “The Hudson will provide people working and studying at the hospital and medical center campus an opportunity to work, live and play in close proximity.”

The Hudson‘s name is a homage to historic KCK, where Rainbow Boulevard was once known as Hudson Road until it was renamed in 1919.

The Hudson amenities will include onsite management, a boutique hotel-style lobby, a 24-hour fitness center, secure structured garage parking, high-end apartment home finishes, pet-friendly spaces, bicycle amenities, a business center with conference room, and a fifth-floor club room that will open onto an outdoor terrace with dramatic views of the Kansas City skyline. The community’s outdoor swimming pool also will have an expansive sundeck with in- and out-of-water lounge seating surrounded by an outdoor plaza with a firepit, grilling stations, wet bar, and TV area.

Both LANE4 and Hunt Midwest boast years of experience developing multifamily and mixed-use communities across the Kansas City metro.

Recently, Hunt Midwest completed mixed-use luxury apartment communities at Mission 106 in Leawood and The Vue in downtown Overland Park, which won a 2020 Capstone Award for top multifamily development from the Kansas City Business Journal. The company also has developed for-sale and build-to-rent communities comprised of twin villa homes, rowhomes, and maintenance-provided townhomes across the region.

Since 2012, LANE4 has completed a series of projects in the Rosedale neighborhood, including two hotel projects, a mixed-use retail and medical development, and the renovation of several older apartment communities.

“LANE4 has been ingrained in the Rosedale community for over a decade and we’re thrilled to continue investing through this strategic partnership with Hunt Midwest,” said Michael Berenbom, LANE4 Managing Partner. “The Hudson will add to the vibrancy and longevity of Rosedale and Kansas City, Kansas, for many years to come.”

Demolition of the former Cambridge West apartments at the 3600 Rainbow Boulevard site was completed in the summer of 2022 and crews will begin work preparing the site for new construction in March. The Hudson is expected to open to residents in summer 2025.

“We see the potential impact this project will have on the local neighborhood, and that’s exciting to us,” said Nicole Curry, BRR Architecture Vice President. “We’ve enjoyed collaborating with LANE4, Hunt Midwest, and KU Endowment to create a modern, fresh space that also blends nicely into this vibrant neighborhood.”

The Hudson project team includes Hunt Midwest and LANE4 Property Group as developers, Security Bank as financier, BRR Architecture as architects, MW Builders as general contractor, and Olsson as civil engineer.
